Painters in Downtown Toronto

Condos, lofts and Victorian row houses, painted by a crew that plans around elevator bookings, street parking and neighbours a wall away.

Downtown Toronto fits every kind of home into a few square kilometres: Victorian and Edwardian row houses, converted warehouse lofts, new condo towers and the shops and restaurants at street level. Each one needs its own plan. As painters in downtown Toronto, we sort out the practical side before the first drop cloth goes down: elevator and loading dock bookings, parking for the crew, building work hours and shared walls.

Most downtown work happens inside. Typical jobs include condo repaints before a sale or a new lease, walls and ceilings in lofts, trim and doors in older houses and cabinets in compact kitchens. Outside, older houses need their wood trim, porches, window frames and painted brick looked after, often on narrow lots where ladders and drop cloths have to be placed with care.

Homes in Downtown Toronto and what they need

Many downtown houses were built between the 1870s and the 1920s. They have plaster walls, tall baseboards, deep window casings and many layers of old paint, so careful prep matters more than speed. Condos and lofts are the opposite: drywall, concrete and exposed ducts, with building rules about noise, hours and how materials come in and out. Small kitchens and bathrooms mean less wall but more cutting in, and more care around fixtures.

Good to know before you paint

  • Book the elevator and loading dock early. Many condo buildings ask the contractor for a certificate of insurance before work starts, and we can send ours.
  • Parts of downtown, including Cabbagetown, are Heritage Conservation Districts. Some exterior work there, such as painting brick that has never been painted, may need heritage approval, so check with the City first.
  • Street parking is tight. We plan crew arrival, materials and drop-off around permit parking, laneways and building rules.

Questions from Downtown Toronto

Can you paint my condo while I'm living in it?

Yes. Rooms are done one or two at a time, furniture is moved to the middle and covered, and the space is tidied at the end of each day so you can keep using it.

Do condo buildings need a certificate of insurance?

Many do. Property managers often ask for the contractor's liability insurance certificate before they book the elevator. Lumen Painting is insured and WSIB registered, so we can send what your building needs.

Do you paint Victorian houses downtown?

Yes. Older houses need more prep: scraping and sanding old layers, filling cracks in plaster and priming bare wood. That prep is set out in your written quote, so you know the full scope before work starts.
